In our January 19 report on Longboat Key Condos, there were over 100 Longboat Key condos listed in the Sarasota MLS with full or direct waterfront views of the Gulf of Mexico. Currently there are now 86 with 2 bedrooms. As we pointed out previously, in the last few years during the real estate boom, condos in Sarasota and Longboat Key skyrocketed in price as the city made every destination hot list on the Internet. Beach areas are more affordable now as prices have dropped along the coastline as well the mainland. Inventory is up and buyers still have quite a selection of properties available.

Last month prices started at $449,000 for a two bedroom and two bath unit at Fairway Bay. Fairway Bay is on the Bay side of Gulf of Mexico Drive and even though it listed with a full Gulf view, it is not on the Gulf. A realtor in Sarasota would point out that the unit is Bayside but with a Gulf views in the distance. For best views and best condominium buldings, expect to pay much more than the starting prices and up to almost $4 million for luxury units on Longboat Key. Currently in the Sarasota MLS, prices remain as low as $449,000 for a 2 bedroom, 2 bath unit at Fairway Bay in Bay Isles. Bay Isles is behind a guarded gate and offers owners deeded beach access at the Bay Isles Beach Club. Other amenities include two swimming pools, tennis courts, clubhouse, exercise room and private walking paths.

If a Sarasota condo buyer is looking for luxury, Water Club currently has a unit available at $1,950,000 with direct Gulf views. Considered by many as the nicest complex on Longboat Key, Water Club's amenities are tops: Gulfside swimming pool and spa, tennis courts, exquisite clubhhouse, fitness center, private beach access.
